What Orlando crews handle
What's different in Orlando?
Orlando gets Florida's water without the coastline - hurricane bands crossing the state, daily summer downpours, and a high water table with retention ponds working overtime. CBS slab homes hide their plumbing under concrete, A/C condensate lines clog and overflow in the long cooling season, and damp drywall grows mold as fast here as anywhere on the coast.
Florida requires mold remediators to hold a state DBPR mold remediation license. Ask for the license number before work starts.
Florida policies may have a separate hurricane deductible. Whether it applies depends on the storm and the statutory hurricane period. Check your policy. Everyday losses - burst pipes, A/C overflows, water-heater failures - use your standard deductible. Rising water from any direction is flood insurance, even this far inland.
Your call goes to a crew based in the Orlando area. Serving Orlando, Kissimmee, Sanford, Winter Park, Apopka, Altamonte Springs, and all of Orange County.
What to know before repairs in Orlando
Florida licensing covers mold assessment and remediation only when growth exceeds 10 square feet. Above that, the assessor and the remediator each need a DBPR license. The law has exemptions: you may assess or remediate your own home, and some other state licensees, such as contractors, and people acting for an insurer may do the work if they do not hold themselves out for hire as mold assessors or remediators. Florida also separates testing from cleanup. An assessor may not remediate a structure its company assessed within the past 12 months, and a remediator may not assess one it remediated, unless it is a certified Division I contractor. An assessment fee cannot depend on what the assessment finds, and referral payments between assessors and remediators are barred. Check both license numbers on DBPR's license search, and take questions or complaints to DBPR's contact center at (850) 487-1395.
Common questions
Should I test first or go straight to removal?
If mold is visible and the moisture source is obvious, go straight to remediation. Test first when mold is hidden, symptoms don't match what you can see, or you need documentation for a claim.
Is mold really that dangerous?
It's a health concern worth taking seriously - especially for kids, older adults, and anyone with asthma or allergies. Removal ends the exposure either way.
Is mold remediation covered by insurance?
Mold remediation may be covered when the mold resulted from a covered sudden water loss, often up to a separate limit. Coverage depends on the cause and your policy's mold exclusions, endorsements and limits. A covered water loss does not automatically establish coverage for mold remediation. Check your declarations page for any mold limit.
