What Boston crews handle

What's different in Boston?

Boston winters write the playbook: ice dams pond meltwater under roof shingles until it finds the ceiling, and deep freezes burst pipes in triple-decker walls that were never insulated to modern standards. The housing stock is old - original galvanized lines, plaster walls that hold moisture - and spring thaws push groundwater into stone-foundation basements.

Northern policies cover sudden freeze-burst pipes as long as the home was reasonably heated - and ice-dam water damage to the interior is typically covered even though the roof maintenance itself may not be. Sewer and sump backup need their own endorsement.

Your call goes to a crew based in the Boston area. Serving Boston, Cambridge, Somerville, Quincy, Newton, Brookline, and all of Suffolk County.

What to know before repairs in Boston

Massachusetts does not license mold remediation. The Department of Public Health says so in its homeowner guide, which follows EPA advice that mold areas larger than 10 square feet be handled by professionals. With no mold license to check, ask for documented mold experience and a written scope, and if the job removes drywall, plaster or framing, ask for the HIC registration and Construction Supervisor License the state lists for that work. Older homes add a second hazard: disturbing more than 6 square feet of interior painted surface brings in the state's lead-safe renovation rules, 454 CMR 22.11. DPH does not recommend routine mold testing, and housing inspectors don't test, because no state or federal standard sets a safe level. Renters who suspect a Housing Code violation, such as an unrepaired leak, can contact Boston Inspectional Services or 311 to request an inspection.

Common questions

Should I test first or go straight to removal?

If mold is visible and the moisture source is obvious, go straight to remediation. Test first when mold is hidden, symptoms don't match what you can see, or you need documentation for a claim.

Is mold really that dangerous?

It's a health concern worth taking seriously - especially for kids, older adults, and anyone with asthma or allergies. Removal ends the exposure either way.

Is mold remediation covered by insurance?

Mold remediation may be covered when the mold resulted from a covered sudden water loss, often up to a separate limit. Coverage depends on the cause and your policy's mold exclusions, endorsements and limits. A covered water loss does not automatically establish coverage for mold remediation. Check your declarations page for any mold limit.
